What Is the Ejar Platform?

Ejar (meaning "rent" in Arabic) is an electronic platform launched by the Ministry of Housing (now Ministry of Municipal and Rural Affairs and Housing) to regulate the rental market in Saudi Arabia. The platform digitises tenancy contracts, provides a legal record of lease agreements, and connects to government services that require proof of tenancy.

The platform serves landlords, tenants, and licensed real estate brokers. It has become a mandatory step for all rental transactions in the Kingdom, replacing the previous fragmented system of paper-based contracts with no central registry.

Who Must Register on Ejar?

All residential tenancy contracts must be registered on Ejar. This applies to apartments, villas, and other residential units rented anywhere in Saudi Arabia. Commercial leases (offices, retail, warehouses) are also required to be registered. Both Saudi nationals and expatriates must comply with Ejar registration requirements.

Landlords can register contracts themselves or through a licensed real estate broker registered on the platform. The broker acts as an intermediary and facilitates the contract creation, documentation, and digital signature process.

Title deed (Sak) or authorized agency agreement for the property

Saudi National ID (for Saudi citizens) or Iqama (for expatriates) — both landlord and tenant

Consequences of Not Registering

An unregistered tenancy contract has significantly reduced legal standing. Tenants without Ejar registration may be unable to access government services that require proof of address. Landlords may face fines and restrictions on future real estate transactions.

The Enforcement Courts (Mahkamat Al-Tanfidh) and the Rental Dispute Resolution Committees (Ijari Committees) rely on Ejar records as primary evidence. Without registration, proving lease terms in a dispute becomes substantially more difficult for both parties.

Tenant Rights Under Ejar

Ejar registration provides tenants with documented proof of the lease terms, including rent amount, payment frequency, and duration. It protects against arbitrary changes by the landlord and provides a formal mechanism for dispute resolution.

Tenants can view their registered contracts through the Ejar portal or mobile app, track payment history, and receive notifications about contract renewals and expiry dates. The platform also facilitates the process of transferring a lease or terminating it according to the agreed terms.

Renewing and Terminating Ejar Contracts

Contract renewal and termination must also be processed through the Ejar platform. If the contract includes an automatic renewal clause, the system will prompt both parties before the renewal date. For termination, either party must follow the notice period specified in the contract and process the termination through the platform to update the official record.
